Location

Harmony Place is a new 55+ lifestyle community located in Rutland, a beautiful residential hill town in the geographic center of Massachusetts. The setting is rural, close to nature, yet minutes from the arts, culture, shopping, and dining scene. Harmony Place is near Route 56, just 13 miles northwest of Worcester and 52 miles west of Boston.

Setting

The site is in Rutland, Massachusetts, the highest point from the Atlantic Ocean to the Berkshires, atop a crest that looks to the south. The parcel for Harmony Place was formerly the site of the Rutland State Hospital, constructed in 1895 as a hospital for patients with tuberculosis, which transitioned to a Veteran’s Hospital in 1922 before closing in 1991. The Town of Rutland purchased the property and later crafted a “Master Use Plan” to ensure the parcel would be used in a way that benefited residents. It was decided that a 55+ housing project would be perfect. Harbor Classic Homes draws on its experience designing 55+ lifestyle communities in Florida, where communities range from 400 to 1200 units.

CLUBHOUSE

Residents of Harmony Place can enjoy fitness programs and social events in the planned 2,600-square-foot clubhouse. The spacious facility will have a great room, kitchenette, and event space, with two sets of French doors that will open to an expansive patio with outdoor seating where residents can enjoy the crisp, fresh air that Rutland is known for. There will also be a pickleball court to enjoy fitness, fun, and friendship while playing the fastest-growing sport in the US. Additionally, several gazebos will be built throughout the community for gatherings and socializing. The current flagpole will be refurbished and placed near the clubhouse to memorialize the site’s historic roots as a veteran’s and State hospital.

Homes

Harmony Place is explicitly designed for low-maintenance 55+ living, consisting of 142 one-story, two-bedroom paired villa homes, each 1,200 – 1,400 s.f. The villas have covered entryways and a lanai with the option of upgrading to a screened-in porch. Some have room to place seating to look out over the neighborhood. The streets are lined with sidewalks and solar-powered lamps. In addition, the community will be landscaped with eco-friendly shrubs and trees, such as River Birch, Dogwood, Red Maple, and Gingko.

Timing

The site requires roads and infrastructure to be in place before villas can be started,
and is expected to occur in September 2023.
